THE THREE PLANS — SIDE BY SIDE
With an 80/20 plan, most of your equity is committed before the property is complete. With a 50/50 plan, half your capital is deployed during construction. With a 20/80 plan, you control 100% of the property while having only 20% of your capital invested.
That changes the mathematics entirely.
